What's Included in this Plan Set
Plans are designed to conform to Rhode Island Building and Energy Codes.
All plans are drawn at ¼” scale or larger and include :
- Cover Sheet: This sheet introduces the project and indicates, client name, project location, and outlines the different sheets in the document set.
- Foundation Plan: This sheet shows all necessary notations and dimensions including support columns, walls, and excavated/unexcavated areas.
- Floor Plan(s): Detailed plans for each level showing room dimensions, wall partitions, windows and doors, etc.
- Exterior Elevations: Views of the home from all four sides showing exterior materials and measurements.
- Cross Section: A slice of the home from roof to foundation, showing important details like stairs and wall construction.
- Overhead Roof Plan(s): A view of the home from above showing roof pitch, peaks, valleys, and other details.
- Construction Notes and Details: Shows the builder how things come together, like walls, the chimney, insulation, and more.

All sales on house plans and customization/modifications are final. No refunds or exchanges can be given once your order has started the fulfillment process.
All house plans on www.Traza.Design are designed to conform to the building codes from when and where the original house was designed.
In addition to the house plans you order, you may also need a site plan that shows where the house is going to be located on the property. You might also need beams sized to accommodate roof loads specific to your region. Your home builder can usually help you with this. You may also need a septic design unless your lot is served by a sanitary sewer system. Many areas now have area-specific energy codes that also have to be followed. This normally involves filling out a simple form providing documentation that your house plans are in compliance.
In some regions, there is a second step you will need to take to ensure your house plans are in compliance with local codes. Some areas of North America have very strict engineering requirements. Examples of this would be, but not limited to, earthquake-prone areas of California and the Pacific Coast, hurricane risk areas of the Florida, Gulf & Carolina Coasts. New York, New Jersey, Nevada, and parts of Illinois require review by a local professional as well. If you are building in these areas, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department. If you aren’t sure, building departments typically have a handout they will give you listing all of the items they require to submit for and obtain a building permit.
Additionally, stock plans do not have a professional stamp attached. If your building department requires one, they will only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping.

VERIFICATION OF EXISTING CONDITIONS
In as much as the remodeling and/or rehabilitation of an existing building requires that certain assumptions be made regarding existing conditions, and because some of these assumptions may not be verifiable without expending additional sums of money or destroying otherwise adequate or serviceable portions of the building, the Client agrees, to the fullest extent permitted by law, to indemnify and hold Traza Design LLC harmless from
any claim, liability, or cost (including reasonable attorneys’ fees and costs of defense) for injury or economic loss arising or allegedly arising out of unforeseen existing conditions, except only those damages, liabilities, or costs attributable to the sole negligence or willful misconduct of Traza Design LLC.ADVERTISING
Traza Design LLC shall have the right to include representations of the designs of the project, including photographs of the exterior and interior, among Traza Design LLC’s promotional and professional materials. Traza Design LLC material shall not include the Client’s confidential or proprietary information if the Client has previously advised Traza Design LLC in writing of the specific information considered by the Client to be confidential or proprietary. The Client shall provide professional credit for Traza Design LLC for any authorized reuse of instruments of services (i.e., renderings, photographs, models, drawings, etc.) in the promotional materials the Client prepares or releases for the project.OWNERSHIP OF INSTRUMENTS OF SERVICE
Traza Design LLC has full ownership and rights to the Instruments of Service (any documentation developed physically, or digitally for the Project). Traza Design LLC is temporarily Licensing the Instruments of Service to the Client for the use of construction for the Project listed until substantial completion has been obtained. Traza Design LLC reserves the right to hold the Instruments of Service until payment has been received in full at the end of each design phase or month. Any documentation will be considered a ‘Draft’ and ‘Not Suitable for Construction’ until final payment and approval has been received.
